Prominent UAE based architectural, engineering and interior design firm, Diar Consult, continues to cement their position as leaders in the field of master planned community housing with the completion of the exclusive development, Victory Heights, in Dubai.
Victory Heights, comprising a total of 963 villas and spanning an area of 25 million square feet, is currently in the final stage of hand over. Diar Consult played a pivotal role as the lead designers and master planners, delivering on the entire design process as well as the full post contract supervision. Mace, the international project managers, were also part of the consultancy team.
Central to the development is a signature 18-hole golf course designed by champion golfer Ernie Els. In addition to the course is extensive landscaping creating an oasis of tranquility and beauty, with villas occupying just 18% of the project. Victory Heights also offers numerous amenities and recreational facilities including swimming pools, gymnasiums, retail outlets, community centers and children’s play areas.
Diar Consult designed the project’s spacious homes to maximize views and ease of access to the immaculate grounds and facilities, while ensuring natural privacy for each residence.
“Victory Heights was designed to foster an integrated living environment. With the careful arrangement of the villas around the iconic golf course, each neighbourhood offers an intimate array of residential streets, creating functional ‘villages’ in the heart of Dubai. The aim is to create a sustainable environment where pedestrian movement is encouraged with an interactive community life,” said Samir Daoud, Chairman and Principal Design Architect at Diar Consult.
Victory Heights comprises seven territorially defined ‘villages’, all providing accessible entry and exit points, and ease of traffic flow.
Residents are offered the choice of three thematic styles and layouts of villas, each catering to the unique needs of Dubai’s cosmopolitan society. The authentic villa designs include Andalucian, Mediterranean and European styles, all meticulously planned to emphasize family living and comfort. Varying family sizes are catered for in various size homes with 12 elevational variants ranging from small to medium and large villas in a combination of detached, semi-detached and terraced homes.
Diar Consult has carefully planned the utilitarian aspects of each villa type ensuring maximum efficiency and functionality. Careful attention to detail provides families with the optimal living environment suited to their requirements.
Mr. Daoud said: “We have tuned in to differing cultural and practical needs of families and have transformed these in the spatial organization of each villa design. One such example is the kitchen experience, which plays different roles for different cultures – so we offer the choice of an enclosed, self-contained kitchen or an open-plan kitchen, living and media area.”
The open-plan lifestyle option is further enhanced in larger homes with the introduction of a “great room”, which maximizes the openness of the family living and entertainment environment.
Diar Consult believes an important aspect of living in Dubai is the fantastic weather. To take full advantage of this, the interior living areas have been extended to the exterior of the house. This is achieved using pergola-shaded terraces, making the outdoors an integral part of the home environment.
